Hyderabad Posts Record Office Leasing in 2025, Emerges as Key Hub for GCCs and Global Tech Giants

Hyderabad has recorded its best-ever year for office leasing, reinforcing its position as one of India’s strongest-performing commercial real estate markets. In 2025, the city leased a record 11.4 million square feet of office space, marking a 10 per cent year-on-year growth, according to data from Knight Frank India. With this milestone, Hyderabad joined the select group of five Indian cities that crossed the 10 million sq ft annual leasing mark.

The robust performance highlights Hyderabad’s growing stature as a strategic business and technology hub within India’s office ecosystem. Global Capability Centres (GCCs) continued to be the primary growth driver, accounting for the largest share of leasing activity. GCCs alone leased 5.1 million sq ft of office space in the city during 2025, underlining Hyderabad’s appeal for global enterprises expanding their research, technology and back-office operations. Industry experts note that this trend reflects a shift toward long-term, high-value commitments rather than short-term cost-driven expansions.

Office leasing momentum remained steady throughout the year, supported by favourable macroeconomic conditions and sustained occupier confidence. However, fresh office supply lagged behind demand. New completions in Hyderabad stood at 4.3 million sq ft in 2025, a sharp decline of over 70 per cent year-on-year, leading to tighter availability of quality Grade A office space across prime micro-markets.

This supply-demand imbalance pushed rentals upward. Hyderabad witnessed a 10 per cent annual increase in office rents, among the highest across major Indian cities. Average rentals reached ₹77 per sq ft per month in the second half of 2025, reflecting increased landlord pricing power amid limited Grade A availability. High-quality office assets with modern infrastructure, sustainability features and operational efficiencies continued to dominate occupier preference.

Further underscoring Hyderabad’s strength as a technology hub, Facebook India Online Services Pvt Ltd, the Indian arm of Meta, expanded its footprint in the city. The company leased 69,702 sq ft of office space in HITEC City, one of Hyderabad’s key IT corridors. The space, located in the Skyview 20 building at The Skyview, has been taken from Mahanga Commercial Properties Pvt Ltd under a five-year lease, with a monthly rent of nearly ₹67 lakh. The agreement was signed on 2 December 2025, with rent commencing from 18 December, and includes a 15 per cent rent escalation after three years, according to documents accessed by real estate data analytics firm CRE Matrix.

Meta has had a long-standing presence in Hyderabad, having opened its first India office in the city in 2010. Towards the end of 2024, the company renewed leases for 367,000 sq ft of office space at the same Skyview property through two separate agreements, extending the tenure by five years with a total rental payout of ₹170 crore.

At the national level, office leasing activity remained buoyant in 2025, led by technology firms and flexible workspace operators. According to CBRE India, gross office leasing across the top nine Indian cities reached a record 82.6 million sq ft, up from 79 million sq ft in 2024.

With record leasing volumes, rising rentals and continued interest from global occupiers, Hyderabad’s commercial real estate market is poised to remain resilient, even as supply constraints reshape dynamics in the coming years.
